Minutes of the Meeting of the Board of Directors

Monday, January 23, 2006
Middleton Public Library

Board Members Present: Ron Scheinin, Larry Andrews, Steve Globerman, Dave Kalshoven, Kelly Stelzer, Steve Hill, Bob Shively

Board Members Absent: None

Other Association Members Present: General membership-4

Ron Scheinin called the meeting to order at 6:30 p.m.

Dave Kalshoven made a motion to approve the minutes. Ron Scheinin seconds the motion. The minutes were unanimously approved.


Old Business

• Tanya Buchanan requested to update the web site with terms remaining for NNABOD.
One year: Dave Kalshoven, Steve Globerman
Two years: Ron Scheinin, Steve Hill
Three years: Bob Shively, Larry Andrews, Kelly Stelzer

New Business

Finance Committee:
Dave Kalshoven reviewed 2006 budget proposal that increases homeowner dues from $100 to $110 per year. This plan allows for eight mailings to homeowners. Dave Kalshoven made a motion to raise annual dues to $110 per homeowner. Bob Shively seconds. The motion to raise annual dues to $110 was unanimously approved. Dave Kalshoven will send the letter to homeowners explaining the reason why dues have increased for fiscal 2006.

Task Force:
Had nothing to report at this time. Five copies of the covenants were requested. The task force plans to present to the Board at the February 2006 NNABOD meeting.

Safety Committee:
No report.

Architectural Control Committee:
One new request was received for the ACC review on 1/23/2006. Steve Hill asked the ACC to review and make a decision to the Hill / Birschbach issue. Bob DuPont, Beth Korosec, Bob Shively and Dave Halberslaben would meet to review the issue. Beth Korosec will report to the board.

Beth and Frank Korosec brought up their complaint concerning sledding on out lot behind their house. The letter dated January 20, 2006 from NNA attorney Gregory P. Seibold was reviewed with the Korosec advising them that NNA has no legal obligation to either of the issues brought up. It was brought up that the Association send out an e mail to the homeowners making them cognizant of the issue and to respect other homeowners property and to address out lot covenants for spring/summer & winter activities. As far as the condition and repair of the hill behind their lot, this will be looked at in spring 2006.

Communications Committee:
Tanya Buchanan handed out the Communication Committee update as on January 23, 2006.

Social Committee:
The social committee is looking for a 2006 Garage Sale coordinator. Anyone interested should notify Steve Hill.

Neighborhood Maintenance:
Kelly Stelzer received quote from True Green and will select lawn care providers in March 2006.

Other Business

Meeting location

Middleton Public Library is reserved for February 20, 2006 and March 20, 2006. Steve Hill is to advise if Harbor is available for March 20, 2006 and the third Monday of each month from 6:30 to 8:30 p.m. Decision to change location for board meeting is to be determined. The plan is to hold the annual meeting on Monday, November 20, 2006.
