Minutes of the Meeting of the Board of Directors

Monday, October 11, 2004
Middleton Public Library

Board Members Present: Dave Halberslaben, Dave Kalshoven, Beth Korosec, Chuck Nahn, Mandla Tshabalala, Carl Wackerle

Board Members Absent: Paul Leone

Other Association Members Present: Lyman Wible

Wackerle called the meeting to order at 6:34 p.m.

Teal Court Drainage Update
Nahn provided an account of the extra work that has been done to correct drainage issues behind Teal Court. He indicated that the erosion matt that was installed was not what had been expected. It was decided to keep the matting as is.

Nahn will contact D’Onofrio, Kottke & Associates Inc. regarding them incurring the expense of further work that is needed to correct the erosion problems that still exist. Since Bruce Holler of D’Onofrio, Kottke & Associates Inc. designed the original plan, they should be responsible for the installation of items that should have been included in that plan.

Korosec moved that Andy Inman send a letter of concern/complaint to Bruce Holler at D’Onofrio, Kottke & Associates, Inc. Halberslaben seconded the motion. The motion to have Andy Inman send a letter was unanimously approved.

Committee Reports
    Finance Committee:
      Kalshoven provided an overview of the Finance Committee Report - Through October 10, 2004, copies of which were distributed to the Directors. Kalshoven indicated that committee chairs should submit 2005 budget estimates to him by November 15, 2004.

    Architectural Control:
      Halberslaben reported that the ACC has not received in the past month any requests for approval.

    Social Committee:
      Korosec forwarded, via email, an update from Laura Melum on the activities of the Social Committee. Welcome baskets were delivered at the end of September to new neighbors.

    Communications Committee:
      Prior to the meeting, Tanya Buchanan provided an email copy of Communications Committee Update - as of October 10, 2004. The document noted that the web site received 4,111 hits in August, 4,282 in September and 1,015 hits to date in October. The Update also noted that one neighborhood email had been sent regarding the October Association meeting.

    Neighborhood Maintenance:
      Discussion ensued regarding a tree that was removed from the Berm along Hwy. Q and not replaced. There has been concern from a neighbor about this issue. It was decided that the replacement of the tree would be considered in spring.

New Business
Discussion ensued regarding the Annual Meeting that will take place on Monday, November 15, 2004 at the Middleton Public Library. A tentative agenda was determined to include welcoming comments, presenting candidates for the two open Board positions, voting, asking for volunteers for the Architectural Control Committee and conducting an open forum.

Other Business
The issue of fences in the neighborhood was briefly discussed in order to inform Korosec of what had taken place at the Sunday, October 10, meeting.

Kalshoven moved to adjourn the meeting. Halberslaben seconded. The meeting was adjourned at 8:04 p.m.
