Architectural Control Committee Compliance
Process - June 1, 2003
Dear Northlake Neighborhood Association
Member:
As we stated in our letter sent out in March,
the primary purpose of the ACC is to enforce the Declaration of
Covenants, Restrictions and Conditions for the Northlake Neighborhood.
Its mission is to help ensure that the subdivision remain an attractive
community; to preserve and maintain the natural beauty of the subdivision;
and, to ensure the most appropriate development and improvement
of each lot, including the construction of attractive and harmonious
residential structures.
This spring, the ACC has been actively responding to requests for
new projects. As a result we have delayed the enforcement of the
Covenants, Restrictions and Conditions. During the next month we
will be evaluating the neighborhood for variances not already reported
to or approved by the ACC.
Unapproved variances will result in a written
notice (enclosure 1) to the lot owner. If there is no response or the violation is
not rectified within 30 days, we will send out a second and
final notice (enclosure 2). You will then have 10 days
to respond or rectify the violation. If at that point the violation is not rectified, we
will turn the matter over to the Association Attorney.
If you receive a notice from this ACC informing you of a covenant
violation and have an approval letter from Dave Roark, please provide
us a copy, since not all original letters were saved and turned
over by Dave Roark.
If you would like to request a variance, please fill out the
Architectural Review Sheet (enclosure 3) and return it to
an ACC Member.
