Abridged Declaration of Covenants, Restrictions
and Conditions
Disclaimer: This list is not meant to be an exhaustive description
of all the Covenants and Restrictions associated with the Northlake
properties. Please refer to the complete
Covenants and Restrictions for a comprehensive description of the limitations
relating to improvements to your property.
4.6 Landscaping Requirements and Restrictions (e) Fencing;
Screening. Owners shall not install any fence or wall of any kind
without written approval from the ACC. Additionally, Owners shall
not cause a complete visual screening of the front, rear and side
boundaries of any Lot by use of landscape plantings or other means,
without approval from the ACC. (f) Landscape Easements; Conservancy
Lands. Landscaping within any landscape easement and all Lots abutting
conservancy lands shall be approved in writing on an individual
basis by the ACC prior to the commencement of any landscaping work.
4.8 Mailboxes and Post Lights. To provide continuity throughout
the Subdivision, each owner…shall, at their expense, purchase and
install a mailbox/post and a post light in accordance with specifications
to be provided by the ACC…. The developer intends that all Lots
shall have identical mailboxes/posts, including color of the mailbox
post, and identical post lights.
4.13 Temporary Dwellings; Outbuildings…. No outbuildings,
including storage sheds, are permitted on any Lot without prior
approval of the ACC.
5.1 Pets…. All animals shall be housed in the house or garage.
No free-standing kennels shall be allowed.
5.4 Antennas, Solar Panels, etc. No visible exterior antennas,
windmills or satellite dishes in excess of thirty-six (36) inches
diameter shall be permitted on any lot. Satellite dishes of thirty-six
(36) inches or less shall be permitted only on the back of a building
in the most unobtrusive location, as approved in writing by the
ACC….
Additional Covenants:
Additional Landscaping Requirements: Landscaping…. shall be completed
within ninety (90) days of completion of construction…. Additionally,
there shall be a minimum of $1500 spent on foundation plantings and
at least one 6-foot conifer tree shall be planted in the front yard.
Basketball Equipment: No basketball backboard, hoop, post and any
other related equipment, whether permanently affixed, shall be placed
on any Lot except in such location as may be approved in writing
by the ACC….
Play Structures: All play structure locations should be approved
by the ACC prior to installation. A 10 foot set back should be maintained
from adjoining property lines to each structure.
